Matt Johnson (Area Director) welcomed the floor and offered an insightful overview of the current Sales Market. Highlights included new buyers being up 94% year-on-year and new deals up by 35%.
Jay Clarke (Area Manager) discussed the Investor Lettings Market for 2022, drawing on JOHNS&CO data to show an impressive 80% renewal rate for three bedrooms so far during 2022 and rental increases in London up 16.2% year-on-year.
Mark Miller (Senior Advisor Capricorn Financial) was next on the line-up to discuss the mortgage market for investors in the current market. At the moment there are a lot of finance options available through a variety of mortgage lenders and some of the lowest interest rates seen in the past five years, even with inflation.
The final speaker of the evening was Robert Paul (Partner Nyman Lisbon Paul) to offer clarity regarding tax for investors in 2022. Using the lifecycle of property ownership, Robert answered common FAQs such as who pays the SDLT, the rate of tax, non-UK residents tax and changes to taxation of properties since 2016.
